A Quiet Shift Beneath the Surface
Many of the same trends quietly repeated themselves in the fourth quarter of 2025—yet the implications are becoming harder to ignore.
Across the market, the results were evenly split. Half of our zip codes posted higher sales than last year, while the other half saw declines. On the surface, that balance may look stable. Underneath it, however, the tone of the market is changing.
Inventory continues to rise, and with it, patience is being tested. Days on Market increased across virtually every area, climbing to an average of 27 days—just shy of a full month to sell a home. That additional time on market is no longer isolated to slower pockets; it is now broadly distributed.
Prices tell a similar story. After peaking earlier, values have largely flattened. Compared to the same quarter last year—when prices were still climbing by 7%—this quarter showed little overall movement. More notably, 41% of zip codes experienced price declines, up sharply from just 27% one year ago. The pressure is spreading.
There is, however, a bright spot. Sellers are still capturing strong value when homes do sell. The sold-to-list price ratio held steady at 96%, meaning well-priced, well-presented homes are still commanding close to asking price.
The most concerning trend, and one I’ve flagged before, is what’s happening after contracts are signed.
Even though the number of homes going under contract rose by 10%, closed sales remained flat. Why? Buyers are walking away. The number of homes that went under contract—only to come back on the market—quadrupled compared to last year.
That tells us something important: buyers are cautious, inspections and financing are scrutinized more closely, and deals are far less forgiving than they were even a year ago.
This is no longer a market where momentum carries listings across the finish line. Strategy matters again.
